Santa Fe Ranks Internationally for Art & Architecture

Unique Santa Fe Architecture recently compiled a list of the top 10 international cities for art and  architecture and Santa Fe showed up in 7th place, the first US city featured on the list. Living in Santa Fe, it’s easy to lose track of what a special place this is. It’s easy to grow accustomed to the things that make Santa Fe the City Different.

Every summer the population of Santa Fe swells with tourists creating an atmosphere of excitement and vibrancy. This annual invasion can be inconvenient, but the sheer number of people who want to travel to our small city says something about Santa Fe. I always hear people talk of Santa Fe’s ‘rich culture’ and ‘historical significance.’ So often, in fact, that I sometimes take for granted what these words actually mean.

Santa Fe’s Culture and History

What they mean is that there were once battles for dominance between Spaniards and Indians in the buildings that surround the Plaza. That Billy the Kid once washed dishes at La Fonda Hotel. And this is a place where thousands of people want to come to enjoy the unique native art traditions and the beautiful Pueblo architecture style that have been passed down for centuries. Going about our day-to-day lives it is so easy to forget that we live on hallowed ground made special by centuries of people dwelling here. Let’s remember to appreciate our wonderful high desert community.

In the spirit of appreciating Santa Fe, I’m issuing a challenge, to myself, and anyone else who wishes to accept it. Go out into Santa Fe and learn something new about our history or culture. Go to a museum that you haven’t visited before, or read up on our unique architecture. Then come back here and tell us all about it. See you around Santa Fe!

Indian Market Starts Monday!

Don’t miss one of Santa Fe’s biggest annual events. Indian Market has been happening since 1922, and the event attracts about 100,000 people for the week. Pretty good for a town of 70,000! Its a great time to stroll the Plaza, browse the artwork, and enjoy Santa Fe’s unique culture. Be sure and stop by the food vendors for some fry bread or corn-on-the-cob.

Even those who aren’t connoisseurs of native art will find something to appreciate in this festival. Being a fairly small city, Santa Fe is able to really come together in celebration at times like this. You’ll see people of all backgrounds out to enjoy this unique event. What could be more fun than spending a sunny day outside on the Santa Fe Plaza with thousands of cheerful people celebrating cultural traditions that extend back for eons. This is truly one of Santa Fe’s best events. See you there!

Shakespeare returns to Santa Fe

Santa Fe Gardens

Santa Fe Gardens Artists live in almost every Santa Fe heart and are nowhere more present than in our gardeners. Santa Fe gardens are just beginning to wake up again for the season. I noticed pink buds on a fruit tree outside my house, and the green leaves of my perennials are just beginning to emerge. Daffodils, of course, are blooming happily and tulips will be out again in full force soon.

Santa Fe Gardens Often Hidden

If you have never seen a Santa Fe garden, it is a sight not to miss. Santa Feans create surprise gardens in courtyards, behind walls in unexpected nooks and crannies with fountains and drip irrigation. Easy care can be gorgeous. Often you will drive up to a home where the landscape looks and is “au naturale” and then you walk into the courtyard to find a stunning array of color, scents and little private spaces to sit and enjoy. Truly a gardening masterpiece!

Hyde Park Estates – A Santa Fe Eastside Neighborhood

Santa Fe’s Eastside contains many diverse neighborhoods. From the quaint to the spectacular. From the downtown barrio to the wooded mountain hideaways. One charming mountain neighborhood just five minutes from downtown is Hyde Park Estates.

This is a well-established community, begun in the 1970’s, where neighbors demonstrate pride of ownership in their community. Most of the homes in here are owner occupied and it was designed with only one entrance.  The low-traffic road system provides a peaceful, serene setting. The community also has a private well water system with city water as a back-up source.

Enjoy the Great Outdoors

You will often see neighbors outside walking their dogs, enjoying our pristine mountain air and spectacular views. There are many places to walk or hike within the neighborhood. In fact, many hiking trails in the community lead into the bordering National Forest.

Hyde Park Estates Prime Location

One of the nicest aspects of Hyde Park Estates is its location. It is a short drive to downtown Santa Fe and a short drive to the Santa Fe Ski Basin.  Residents have easy access to skiing as well as the many cultural events and restaurants that Santa Fe offers. Even better, the world famous Japanese Spa: Ten Thousand Waves is across Hyde Park Road from Hyde Park Estates. Some residents can easily walk there for a massage or a soak in one of their soothing hot tubs.

Federal Housing Tax Credit

If you are thinking of buying a home in the next few months, this is a very good time to take action!. Aside from the fact that inventory is large and prices have come down substantially, the government is offering tax credits to first time home buyers and to repeat home buyers who have owned and lived in their previous home for 5 out of the last eight years. Below are the salient points.

First time Home Buyer Tax Credit – $8,000.

-This is for first-time home buyers only. The IRS defines first-time home buyer as someone who has not owned a principal residence during the three year period prior to the purchase.

-The tax credit does not have to be repaid

-The tax credit is equal to 10% of the home’s purchase price up to a maximum of $8,000.

-The tax credit applies only to homes priced at $800,000 or less.

-The tax credit applies now to sales occurring on or after January 1, 2009 and on or before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

-For homes purchases on or after January 1, 2010 and on or before November 6, 2009, the income limits are $75,000 for a single taxpayer and $150,000 for married couples filing jointly.

-For homes purchased after November 6, 2009 and on or before April 30, 2010, the income limits are $125,000 for single taxpayers and $225,000 for married couples filing jointly.

Repeat Home Buyer tax Credit – $6,500.

-Buyers must have owned and lived in their previous home for 5 consecutive years out of the last 8 years.

-The tax credit does not have to be repaid

-The tax credit is equal to 10% of the home’s purchase price up to a maximum of $6,500.

-The tax credit applies only to homes priced at $800,000 or less

-The tax credit is available for homes purchased after November 6, 2009 and on or before April 30, 2010. Where there is a binding sales contract by April 30, 2010, the home purchase qualifies provided it is completed by June 30, 2010

-Single taxpayers with incomes up to $125,000 and married couples, filing jointly, with incomes up to $225,000 qualify for the full tax credit.

Santa Fe Eastside Culture – Los Cinco Pintores

Santa Fe’s Eastside is where many of the defining events in Santa Fe’s history occurred. Art and Santa Fe have been intertwined for generations. One of the most colorful and earliest artist groups to settle in Santa Fe was called Los Cincos Pintores (The five painters) which included. Josef Bakos, Fremont Ellis, Walter Mruk, Willard Nash and Will Schuster. They held their first exhibit at the Museum of Fine Art in Santa Fe on December 21, 1921

Los Cinco Pintores lived in a compound of homes on Camino del Monte Sol. Amazingly three of their former Santa Fe homes are currently on the market. Will Schuster’s house is located at 580 Camino del Monte Sol and is listed for $795,000, Josef Bakos’s house is listed at $1,299,200 and can be found at 576 Camino del Monte Sol and at 566-568 Camino del Monte Sol for $2,500,000 you can find Willard Nash’s home.

So much has been written about these five wonderful artists but a couple of interesting facts; Will Schuster designed the original Zozobra figure ,.which is recreated and burned every year in September as part of Fiesta in Santa Fe. The five artists living on Camino del Monte Sol were often called, “the five nuts in the adobe mud huts”!

Staging Santa Fe Homes to SELL!

There are a few basic principles that can make all the difference in getting your house sold. The most basic is that most people cannot live in a house the way they sell a house. This means that, for a short period of time, as your house is being sold, you will be uncomfortable. Things you are used to seeing will be put away. You will be scrubbing the kitchen sink much more than usual. And, of course the beds will have to be made everyday there is a showing. Showings come at irregular times so the best policy is just to keep your house picture perfect all the time. Here are a few basic tips to getting your Santa Fe Home looking good for sale:

1. Put away or, ideally, pack up all family pictures. This will save time later. You want potential Buyers to imagine themselves and their family in the house. You don’t want them wondering about you and your family.

2. Pack up almost everything that is on the surface of every table, counter, sideboard, bureau, nightstand etc One lovely, and strategically placed, item per surface may be OK but in general the more spare, the better. You want Buyers to imagine their things in the house.

3. Put any extra furniture, that clogs the space, in the garage, give it to a family member for safe keeping or sell it in a garage sale. You want your home to look as much like a “model” home as possible. Again less is more. A few nice items to indicate proportion and size is much better than all that heavy furniture you inherited. If you are living in the house while you are selling it, keep enough around to live simply but make it as easy as you can. The less you have to dust and clean the easier the process will be for you.

4. Arrange the furniture so there is a feeling of openness. Don’t have big chairs or couches, with their backs to doors that are used. You want the furniture arrangement to invite people into the room.

5. Focus on color. Make sure everything is not beige. Beige floor, beige, walls and beige furniture are not appealing to the eye. If this is what you have, make sure you add colorful flower arrangements, colorful wall hangings, colorful throw rugs or afghans.

6. Do not smoke in the house – ever. Non-smokers can tell a house that has been smoked in instantly and they will leave instantly. This seriously limits your pool of Buyers. Many smokers are just not aware of just how very pervasive the smell of cigarette smoke is. If you smoke, you will probably need to replace your carpet and repaint your house and only smoke outside from then on.

7. If you have animals, you will need to be very fastidious about keeping them clean and cleaned up after. Keep litter boxes smelling good and have friends who will be honest tell you if they can smell anything unpleasant. Nothing is worse for the sale of a house than anything that smells bad.

8. Do not use those synthetic air fresheners. They make Buyers feel that you are trying to cover something up.

To sum up make your house appealing to the senses in every possible way: Keep it simple and beautiful and you will have buyers knocking on your door!! It is just a matter of making the most of your Santa Fe Home!
